Residents Bringing Personal Trainers to Already Small Fitness Room

Question:

Any suggestion on how to handle residents bringing personal trainers to work with them in small fitness room at clubhouse? Current rules say that only residents may use the fitness room (no guests allowed), and users must keep aisles clear (no gym bags, etc.) One trainer brings a large fitness ball to sessions. Should they be required to provide proof of insurance, or sign a waiver? We'd like to accommodate resident's desire to be fit, but the room is small and we have not allowed residents to use other common clubhouse space for "commercial purposes" (e.g., business meetings, fee events, etc)
