Property management co is demanding our HOA meeting minutes

The HOA board of our condo complex meets in a general meeting each quarter. All residents are notified of the meeting and minutes afterwards are disseminated to all residents and our property management company. We also meet monthly to discuss private issues of residents such as those behind in payments and resident on resident complaints and also our current vendor contracts such as gardeners etc. Our property management company is insisting on getting the minutes from the executive board meetings, we have never done that before we just informed them if there was action they needed to take from the meetings. We do not want to give them the minutes because we are discussing changing property management companies. Do we have to give the property management company our executive board minutes?


Property manager charged with defrauding HOA

I was looking for some advice. My friends HOA was defrauded of about $250,000 by their property manager, among other things. He was indicted on multiple felonies a couple of weeks ago. I am trying to find out what other properties he manages to make sure he has not done or is not doing the same to them. I saw on his LinkedIn profile that he belongs to your group. Is there a database of what properties are managed by who? Any info would be appreciated. Is there a code of conduct for property managers?

Here in California, is a Property Management Company obligated to follow the Deed, R&R’s and/or Amendments? Is there a “Management Code of Conduct” that we can hold our property managers to?


How to send an email request to your property manager

I send emails to the association's management company hired to do various responsibilities. One of which is to CARRY OUT and ENFORCE the association's governing rules from our Declaration. Bylaws and Rules & Regulations. The board has notified owners that all INQUIRIES ARE TO BE SENT CERTIFIED.

Am I correct in stating, "when I send an email to my management company, advising that certain issues are in need of CORRECTION - ATTENTION ENFORCEMENT - that I am not sending an "inquiry" as I am not asking a question, and, for an owner to even have to advise our management company to be told to do what they were hot perform, this owner should NOT be required to send, or ave to pay $6.50 per certified mail correspondence?

In addition, I pay a monthly maintenance fee for management's service.

Is there a pricing formula for property management services?

Is there a formula or a good rule of thumb for what a property manager should cost an HOA per unit?  We are located in California.

Property manager gets blasted by HOA

My small company manages a 75 unit HOA that is governed by a Declarant not a Board of Directors. I am the third management company in the last 5 years as the development has changed hands due to economy. I was brought in to bring structure to Covenant enforcement, coordinate day-to-day management, and bring financial control of dues, etc. Two of the long-time homeowners continuously call me to demand information on vendors used for maintenance in the subdivision and how much they are paid. They are aggressively disrespectful. Since I was hired by the Declarant and report to him am I obligated to share this specific vendor information with a homeowner? Frankly, I do not mind giving generalities, but these homeowners broadcast any information given them to other residents about how the work was shoddy and overpriced. When asked for specific complaints about the work, no answer. Also, I'd appreciate any suggestions as to how to deal with aggressive and belligerent homeowners. I'm trying to develop a positive working relationship with the homeowners with flexibility when dealing with any concerns, but I become so frustrated by the constant attacks, that I just want to become; a letter of the law enforcement manager. I know there are always a few in each HOA, but it seems to have become the norm to blast rather than work with people.


How to terminate a property manager?

Must a Property Management company turn over all association books and records after terminating management, if management company has not been paid what is due under its management agreement?
